How the estimate is worked out

Roofing is priced by the square — 100 square feet of finished roof surface. The calculator starts from the ground footprint you enter, multiplies it by a pitch factor to turn flat area into actual sloped roof area, adds a 10% waste allowance for cuts, starters and ridge, and then applies a per-square installed price range for the material you chose. Tear-off of existing layers, extra storeys and roof complexity are added on top, because all three change the labour, not the materials.

What a calculator cannot know

Treat the number as a budgeting range, not a price. The only figure you can rely on comes from someone standing on the roof.

If your roof was damaged by a storm

The total replacement cost is usually not what you pay. On a covered hail or wind claim your carrier pays the replacement cost and your out-of-pocket is your deductible.
